The City of Wyoming Planning Commission will hold a public hearing at the Wyoming City Hall, 26885 Forest Boulevard on Tuesday, March 28, 2017 at 7:00 P.M. to consider the request of Bill Lentsch of Comfort Lake Property LLC for preliminary plat approval of a residential subdivision (The Woods on Comfort Lake) comprised of eight (8) new lots for single-family dwellings.

The properties subject to the Public Hearing have a Property Identification Numbers of 21.10494.00 and 21.10494.10; and are legally described as follows:

PARCEL A

All that part of the Southeast Quarter of the Northwest Quarter of Section 27, Township 33, Range 21, Chisago County, Minnesota, lying Southerly of the plat of BRIDGEWATER and northerly and westerly of the following described Line A:

Commencing at the southwest corner of said Southeast Quarter of the Northwest Quarter; thence on an assumed bearing of South 89 degrees 42 minutes 56 seconds East, along the south line of said Southeast Quarter of the Northwest Quarter for 384.73 feet to the northwest corner of Lot 1, Block 1, GILBERT ADDITION to the point of beginning of Line A; thence North 00 degrees 17 minutes 04 seconds East, 25.00 feet; thence 109.33 feet on a tangential curve concave to the west, said curves central angle being 17 degrees 00 minutes 00 seconds and having a radius of 368.47 feet; thence North 17 degrees 17 minutes 04 seconds East, 50.00 feet; thence 143.80 feet on a tangential curve, concave to the east, said curve having a central angle of 27 degrees 36 minutes 45 seconds and having a radius of 298.37 feet to a point hereinafter referred to as Point A; thence North 73 degrees 19 minutes 19 seconds East, non-tangential to last described curve, 22.84 feet; thence 189.71 feet on a tangential curve, concave southerly, said curves central angle being 78 degrees 24 minutes 44 seconds and having a radius of 138.62 feet; thence South 28 degrees 15 minutes 57 seconds East, tangent to last described curve, 35.95 feet; thence 150.00 feet along a tangent curve, said curves central angle being 143 degrees 14 minutes 22 seconds and having a radius of 60.00 feet to a point hereinafter referred to as Point B; thence North 79 degrees 34 minutes 43 seconds East, 122.90 feet; thence North 72 degrees 28 minutes 04 seconds East, 190.00 feet; thence South 89 degrees 42 minutes 56 seconds East, parallel with the south line of said Southeast Quarter of the Northwest Quarter to its intersection with the east line of said Southeast Quarter of the Northwest Quarter and there terminate.

That part of the Southeast Quarter of the Northwest Quarter of Section 27, Township 33, Range 21, Chisago County, Minnesota lying westerly of the following described Exception Parcel and easterly and southerly of the following described Line A:

Exception Parcel

Beginning at a point on the south line of said Southeast Quarter of the Northwest Quarter 735.0 feet east of the southwest corner thereof; thence North 24 degrees 3 minutes East for 300.5 feet; thence North 72 degrees 11 minutes East for 190 feet, more ore less, to the shoreline of Lake Comfort; thence southerly, along said shoreline of Lake Comfort, to the south line of said Southeast Quarter of the Northwest Quarter; thence westerly, along the south line of said Southeast Quarter of the Northwest Quarter for 240 feet, more or less, to the point of beginning. Also including that part of Lake Comfort, which is a deeded lake, lying due East of the tract as described herein, and extending to the east line of said Southeast Quarter of the Northwest Quarter in Section 27.
